La señora Crittenden (Cathy Moriarty) contrata al doctor Harvey (BIll Pullman), para que exorcice la mansión de Whipstaff, en la que habitan cuatro fantasmas. Tres de ellos; Látigo, Tufo y Gordy no toleran a los mortales dentro de la casa y tienen un sentido del humor tan negro que ahuyenta a los más atrevidos. Con ellos vive su sobrino Casper, joven, amistoso y harto de sus tíos. Crittenden quiere encontrar un tesoro escondido en el edificio. Algo que oculta al doctor Harvey, que se presenta en la mansión con su hija Kat (Christina Ricci), una joven adolescente soñadora. La hija de Harvey y Casper se empiezan a llevar estupendamente desde muy pronto. Ambos son adolescentes y tienen problemas para relacionarse. De Casper huye todo el mundo porque es un fantasma y de Kat, en cuanto se enteran de la profesión de su padre. El fantasma y la joven son dos almas gemelas que entran en continuo conflicto con sus respectivos parientes por cualquier cosa.
